The Centuria Bass Credit Fund is an unlisted, open-ended property debt fund offered exclusively to wholesale investors. The Centuria Bass Credit Fund will deliver attractive investor returns with downside protection.   • 6 – 10% IRR p.a. with a targeted IRR of c.8% in Year 1 (on a fully invested basis post initial ramp-up)
  • Capital preservation with loans predominantly secured by first mortgage and a targeted average LVR below 65%
  • Strategy to develop a portfolio that is well diversified by geography, sector and loan type
  • Estimated term: Open-ended with monthly liquidity available (see IM for more details)

Offer Timetable

Although an open-ended fund, the responsible entity of CBCF reserves the right to temporarily close the Fund to applications in the event the capital raise exceeds its target.
