Working to eliminate gas and diesel from our operations

Centuria recently completed the electrification of two iconic A-Grade Perth office buildings as part of our ESG target to eliminate gas and diesel in operations where practicable by 20351. This target specifically addresses Scope 1 greenhouse gas (GHG) emissions.

The electrification process transitions our assets’ reliance on gas to grid electricity in addition to implementing high-efficiency equipment to reduce overall energy consumption and GHG emissions.

Working with our consultant, Arup, Centuria identified William Square and Allendale Square office buildings had end-of-life plant and equipment requiring upgrade, presenting an opportunity to electrify as part of the replacement program. Works included:

William Square – 235 William Street, Northbridge WA

Gas boilers were replaced with all-electric air-source heat pumps (ASHPs) and buffer vessels for heating, along with a controls strategy and solar installation to further improve energy efficiency and reduce operating GHG emissions for the building.


Allendale Square – 77 St Georges Terrace, Perth WA

Central heating and cooling system upgrade, replacing diesel boilers with an all-electric water source. ASHPs and buffer vessels for heating were installed in addition to upgrading four central air handling units (AHUs) on Level 14 from large centrifugal fans to more efficient Electronically Commutated (EC) fan wall. Major facilitation works took place to accommodate the heat pump project, with submains electrical cabling installation from level 14- level 32 and 4 electrical distribution boards to power the new heat pumps and equipment.

Nick Hunt, Centuria General Manager WA said, “Electrification of these sizeable assets was no small feat with each project spanning several months to complete. The added challenge was ensuring functionality of each building, which house between 1,000-2,500 workers each.

“We thank our tenant customers for their patience during this period of change. We know that having a more sustainable workplace is of utmost importance to our tenants and it is reassuring to have a shared goal to reduce GHG emissions.”

William Square is an A-Grade office building, which features one of the largest floorplates in Perth. It boasts a 6.0 Star NABERS energy rating and a 4.5 Star NABERS water rating. It is 99.8% occupied with a 7.3-year Weighted Average Lease Expiry (WALE)2. Three-quarters of the office space is leased to Federal and State Government departments. The asset is owned by Centuria Office REIT (ASX: COF).

Allendale Square is jointly owned by Centuria and MA Financial. The 31-storey office building is located within the heart of Perth, providing 25,908 sqm of office accommodation and 2,745 sqm of food, beverage and non-discretionary retail space below the tower. It is 88% occupied with a 5.17-year WALE2.

This initiative is aligned with the Energy and Emissions focus area from the Centuria Sustainability Framework, where we are focussed on monitoring and reducing energy consumption and GHG emissions in line with Centuria’s targets. 1. Centuria and Centuria Office REIT (ASX:COF) will focus on eliminating gas and diesel where practicable, from equipment owned and operated by Centuria and COF. Gas and diesel equipment owned and operated by our tenants is excluded from Centuria’s emission reduction target.
