5.5 star Energy rating for WA’s Exchange Tower office building

Exchange Tower, a premium grade office building in the Perth CBD, has received a 5.5 star Energy rating from the National Australian Built Environment Rating System (NABERS), which is among the highest sustainability credentials within Australia’s commercial property industry.

Throughout the past 12 months, Exchange Tower’s onsite building management has been instrumental with implementing the building’s five-year Sustainability Roadmap, which outlines improvements to ensure the building improves its sustainability credentials, including detailed monthly tracking of the building’s energy usage and fine tuning the Building Management System (BMS) to ensure maximum efficiency.

However, the improvements to date are only the start of the journey with further efficiency initiatives underway:

  • Level 2 Energy Audit, which specifically addresses mechanical service efficiencies
  • Planned major upgrades of the BMS
  • The recently completed replacement of two chillers will directly lead to significant reductions in energy consumption.

Exchange Tower’s energy supply also includes 19% renewable energy.

Exchange Tower was the recent recipient of Water Corporation’s ‘Platinum’ Waterwise award, which recognises the building as a leader in water efficiency, demonstrating best practice and innovation in water management. Exchange Tower is only the third commercial building to be recognised as a Platinum Waterwise Building since the program started in 2014 and follows its ‘Gold’ recognition in 2022.

Not only do these improvements reduce Exchange Tower’s carbon footprint, but they attract high quality tenants. A recent example being the Australian Government’s Department of Climate Change, Energy, Environment and Water (DCCEEW), which committed to a five-year lease across the entire Level 22 (1,043 sqm).
