Landlord or tenant. Who owns what?

The landlord typically owns the land, water, critical fixed infrastructure (above and below the ground) and access to services. They typically do not own the machinery or (seasonal/short-term) biological assets.

In a glasshouse the tenant typically owns any non-structural infrastructure, equipment and fixtures that were installed by the tenant and all crops.
