Allendale Square achieves 5-star NABERS Indoor Environment rating

One of WA’s oldest office buildings to achieve high rating

The 1976-built Allendale Square is one of the oldest office buildings in Western Australia to achieve a 5-star NABERS Indoor Environment base building rating.

Located at 77 St Georges Terrace, Perth, the 31-storey building was jointly acquired by Centuria Capital Group and MA Financial in late 2022 and has undergone extensive refurbishment to bring the building in line with the needs and expectations of today’s modern office tenant.

Indoor Environment (IE) ratings measure a building’s indoor environment quality, taking into consideration air quality, lighting quality, temperature and thermal comfort, and acoustics. These factors are deemed to impact inhabitants’ cognitive performance, satisfaction and productivity.

Under the NABERS rating system, a 5-star rating is considered superior performance.

Currently, Allendale Square is 82% occupied and provides a healthy 4.39-year weighted average lease expiry (by income as at 31 December 2024).

Tenants in the property include ANZ Bank, Bank of China, Francis Burt Chambers – WA Bar Chambers, Hopgood Ganim Lawyers, Hollard Insurance and Pinsent Masons Australia Services.

Within the Perth metropolitan area, there are currently 25 buildings that are rated 5-stars and above within NABERS IE framework. Of these, 83% were constructed after 1990.
