Agriculture demands specialist expertise

Agricultural property demands deep sector knowledge. The Fund is managed by a dedicated agriculture team led by Andrew Tout, Head of Agriculture — a sixth generation agriculturalist with more than 25 years’ experience.

The team also includes Kelvin McKeown, Fund Manager – Agriculture, who brings lifelong, hands on agricultural experience from growing up on a multi generation sheep farm in Southland, New Zealand. This depth of experience underpins how assets are selected, leased and managed over time.

To receive a copy of the Centuria Agriculture Fund Product Disclosure Statement (PDS), please complete the form. The PDS will be sent to the email address you provide.

IMPORTANT: You are expressing interest in investing in the Centuria Agricultural Fund (CAF) which invests in both agricultural real estate assets and may also invest in Operational Assets in the future (i.e. farm operations). CAF is likely to be appropriate for investors seeking capital growth and income distributions to be used as a satellite/small allocation or a minor allocation not exceeding 25% allocation within a portfolio. Investors should also have a long investment timeframe and medium risk/return profile.

Whilst the Fund’s objective is to provide regular income distributions (with a proportion being tax deferred) and some capital growth, this does come with some risk predominately relating to property ownership, the tenant’s ability to meet its rental commitments and operational risk arising from farming operations. These risk factors can drive returns both positively and negatively. Whilst CAF does have a limited liquidity facility, liquidity is not guaranteed and investors should have a medium term investment horizon (5 years or more). CAF is not suitable for investors who might need immediate access to their capital.

1. Centuria intends to pay monthly distributions and will be subject to terms set out in the PDS. Distributions are not guaranteed.
2. Distributions will be 100% tax deferred for the next 2 years based on current portfolio. This may change and tax outcomes depend on your individual circumstances. You should seek independent tax advice.
3. Withdrawals are limited to the terms detailed in the Fund’s PDS and are subject to the Fund’s liquidity policy. The ability of the Fund to offer quarterly withdrawals is not guaranteed. The amount available to meet quarterly withdrawal requests will be up to 2.5% of the Net Asset Value of the Fund. If the aggregate value of withdrawal requests received exceeds the available fund, the Responsible Entity will scale back withdrawal requests on a pro rate basis. Refer to the PDS for full terms on withdrawal and liquidity.
