Centuria’s neighbourhood shopping centre in Gwelup, within the northern suburbs of Perth WA, has been awarded a six-star National Australian Built Environment Rating System (NABERS) energy rating as part of a pilot program to measure both shopping centres (base building) as well as retail store’s (tenants) environmental performance.
The six-star energy rating is the highest score achievable within the NABERS rating system. NABERS measures the energy efficiency, water usage, waste management and indoor environment quality of a building and/or tenancy and its impact on the environment. A six-star energy rating indicates a “market-leading” performance for energy efficiency.
It is the first time a NABERS system will rate an asset class’ base building and tenants as part of a co-assessment rating. The pilot Shopping Centres Co-Assess Rating included a select number of retail landlords, such as Centuria, in addition to retailers. More than 60 participants partook in the pilot program.
Following the success and learnings from the pilot, it is anticipated a national Shopping Centres Co-Assess Rating will be launched in March 2025. NABERS has an existing standalone shopping centre rating for base building alone.
Bruce McCully, Centuria’s Head of Retail, said, “This is an outstanding achievement and unexpected given the pilot nature of the rating. The high rating speaks to the emphasis Centuria places on sustainable development, operations and management across our retail assets and wider real estate platform.”
Located at 707 North Beach Road, Gwelup WA, the single-storey shopping centre provides 5,545 sqm of retail space and 302 car parking spaces. It is anchored by Farmer Jack’s supermarket, Liquorland and 18 specialty stores.
Gwelup Shopping Centre’s sustainability features include a rooftop solar system providing a 113.25kW energy efficiency, two EV chargers and LED lighting throughout.
The NABERS pilot program participation is aligned with Centuria’s sustainability framework. In particular, it demonstrates how Centuria is seeking to create environmental outcomes that can help to mitigate climate-related risks and enhance opportunities in addition to creating shared value with our stakeholders.
